Immobilia has divided operations within the Group in order to offer a 360° real estate service

Immobilia Real Estate

This service has been designed for construction companies that want to put the commercialisation of their new constructions in the hands of a serious real estate company.
We offer the following:


Analysis of the planned construction in relation to market demand:

    • We support your technicians in the executive planning phase, with the aim of keeping your project as close as possible to current market demands and therefore improving your financial results.
    • We help you create a targeted marketing plan and detailed PR strategy; we deal with advertising your new construction in the property market press and through signs and posters (we will cover these costs).
    • Once we know the quantities of each type of property to be built and the overall plan, we draw up a detailed list of properties on sale (which you approve before publication).
    • We help you draw up a payment plan to include in the deed of sale; the plan will be compatible with the stage the construction site is at, the expected timings of sales and real estate market forecasts.
    • We draw up drafts of the necessary documents (Authorisation, Deed of Sale, Receipt of Payment, Verbal Agreement for consignment of the various units, etc.)
    • We actively promote the sale of the various units of property, from managing the negotiations with potential buyers to collecting the Authorisation documents signed by them, lodging the initial deposit on your behalf and taking part in the drafting of the Deed of Sale.
    • Technical and commercial management of the ‘personalisation’ of sold property units (for example flooring, wall coverings, sanitary appliances, heating and air conditioning, etc.), including creating a dialogue about these issues with your site foreman and customer office.
    • We take part in the phases preceding the final tests and handing over of the keys. Our activities in these phases include drafting documents and lodging the balance of payment, as well as organising these events and convening the buyers for meetings that have been pre-arranged with your site foreman and customer office.
    • Post-sale service of key mapping and coordinating the buyer with workmen and/or utilities companies to add the finishing touches and turn on utility supplies; we also check the electrical wiring and plumbing and activate the heating system.
    • Financial assistance to buyers, which is offered only after searching for possible sources of payment and obtaining your approval.
    • We find the best deal for the drafting of the various deeds, choosing a single law firm to cover the whole project.
